Caulking

It is the responsibility of the homeowner to properly maintain the caulking throughout the home. This is especially critical in the bathrooms. Exterior caulking and interior caulking in bathtubs, vanity tops, countertops and shower stalls will normally crack and should not be considered a problem: This should be maintained by the owner. Tile grout that is cracking should be immediately repaired with a good tub and tile caulk. Two types of caulk are:

  • Silicone Caulk: Caulking that contains silicone will not accept paint, but works best where water is present.
  • Latex Caulk: Latex caulking is appropriate for an area that requires painting.
