Drainage and Landscaping
Proper drainage depends on proper grading to ensure efficient drainage of water away from the foundation of your home. Your lot has been graded to insure proper drainage from your home. Should you wish to change the drainage pattern due to your landscaping, installation of patio or service walks, trees or shrubs, or for other reasons, be sure a proper drainage slope is retained. We assume no responsibility for grading or subsequent flooding or stagnant pool formation if the established pattern is altered. Maintaining soil levels at backfilled areas is the responsibility of the owner.
- The grading has been done to facilitate water run-off. Do not fill in or change drainage as you may cause foundation problems to your home.
- You are responsible for maintaining grades and swales in order to keep water away from your foundation. You are also responsible for landscaping your yard in order to avoid soil erosion.
- Settling of ground around foundation walls, trenches or other filled areas shall not interfere with water drainage away from the home. The owner shall fill settled areas affecting proper drainage. Owner shall be responsible for removal and replacement of shrubs or other landscaping affected by placement of such fill.
